New ownership taking over Capitol Hill club Vice Seattle has daytime energy

A Capitol Hill dance club that joined the scene with a red carpet launch two years ago is undergoing a change in ownership.

State records show that new owners have filed to assume operations at Vice Seattle, the music and dance venue that opened beneath the Melrose Market in the summer of 2024.

According to the paperwork, the group includes Jack Cheung, owner of Fremont sports bar fixture LTD Bar and Grill, investor Jesse Perbix, and Andrea Wolfe, the operator behind the Brunch SZN daytime party series.

SZN has already put the Vice venue to use during weekend daytime hours to host ticketed brunch parties and DJ sets, drawing daytime crowds with bottle service, dining, and the space’s full audio and LED wall production.

The change will move Vice out from under its founders and the ownership behind the Forum Social House, an activities and club space in Bellevue’s Lincoln Square mall.

CHS reported here in August 2024 on the launch of Vice by Seattle nightlife veteran Guy Godefroy and Noah Garoutte, the managing partner at Forum Social Group.

“We’ve built a nightlife environment that is intentional and by design, so we can put on a really good show,” Godefroy told CHS back then about the club they built in the basement level of Melrose Market.

Vice Seattle celebrated its two-year anniversary this summer with a set by DJ Miles Medina.

The club was part of a new wave of activity around the Melrose Market development after the market’s 2019 purchase by Regency Centers, the same real estate investment trust that owns the Broadway Market shopping center.

Vice opened as part of a new generation of club activity on the Hill. Massive debuted in the old R Place building to end 2023 as part of a new wave of nightlife investments around the neighborhood including the opening of Cultura on E Pike and new ownership at Neighbours.

The new partnership behind Vice Seattle is bringing new names to Capitol Hill nightlife. Cheung adds veteran operational footing through LTD Bar and Grill, an established sports bar and Fremont nightlife fixture on N 36th, while Wolfe’s SZN is already active in the neighborhood’s growing daytime party scene.

Department of Revenue records show the updated nightclub endorsement at the address is currently pending. Neither Vice’s founders nor the incoming principals have announced the deal and neither has responded to our questions about the change. The club remains open — and partying — in the meantime.

Vice is located at 1532 Minor Ave. Learn more at viceseattle.com.
